Overview

Weiss Entities is currently hiring for a Maintenance Supervisor to oversee the general maintenance of the apartment community and manage the maintenance team. We are looking for a hands-on person who enjoys helping customers and leading and motivating people.

JOB SUMMARY:

Under the direction of the Community Manager, the Maintenance Supervisor is responsible for all physical operations of the apartment community; both coordinating and performing maintenance and repair work and services to ensure excellent quality of the apartment homes; monitoring and adhering to all safety policies; upkeep of buildings, grounds, and equipment; and maintaining electrical, plumbing and mechanical systems. Also responsible for providing a positive work environment and leading by example.

Standby for after-hours emergency call-outs including weekends.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel. This is a working maintenance supervisor role so candidate is required to perform all duties of maintenance technicians as well as the supervisory duties.

  • Accept accountability for all actions; maintain professional dress and conduct at all times. Lead by example.
  • Regularly provide feedback and evaluate each team member through scheduled, written performance reviews; and take corrective action as necessary.
  • Keep files and maintenance shops organized.
  • Responsible for computerized administration of maintenance functions: accurate tracking of inventory for maintenance and repairs, audit and reconcile service request forms, purchase orders and receipts and other related paperwork; and scheduling of turnovers, work orders and completion of move out checklists.
  • Perform inspections on vacant turns, repairs, renovations and janitorial services per assigned schedule.
  • Perform and document preventive maintenance.
  • Troubleshoot most major and minor mechanical systems in apartment turnarounds: ensure vacant units are in market ready condition within 5 days for preparation of market ready apartments.
  • Responsible for in-depth knowledge of property needs including but not limited to asbestos, remediation plan, deficient mechanical or plumbing systems. Must have current regulatory and environmental certifications such as lead, HVAC and renovations/repairs; and must have in-depth knowledge of heating, cooling and ventilation systems, including roofs.
  • Daily walk the property for curb appeal and safety issues.
  • Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties.
  • Make recommendations for improvements and notify manager with solutions regarding any safety or liability concerns.
  • Coordinates and inspects major contract work on the electrical, plumbing, mechanical and other related systems.
  • Ensure resident service requests are completed same day or within 24 hours.
  • Work with office team to coordinate work orders and follow-up with residents on incomplete tasks.
  • Professional attitude towards current and future residents.

EDUCATION and/or EXPERIENCE: High school diploma or equivalent. Three years experience (five years for 300+ units) in apartment maintenance and repairs. Ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failures. Knowledge to troubleshoot and repair HVAC systems, appliances, water heaters, electrical systems, drywall, floor coverings, carpentry, locks, painting, pools, plumbing, roofs, life safety equipment. Knowledge of personal computers, Internet applications, printers, telephones, fax machine, photocopier, ladder, dolly, back belt, goggles, gloves, electric snake, reciprocating saw, hand saw, circular saw, table saw, cordless drill, snow blower, drill press, paint brush, vacuum, shampoo machine, blower, cleaning supplies, and small hand tools. Must have own hand tools. Must possess a vald driver’s license. Capability of reading blueprints a plus.

LANGUAGE SKILLS: Excellent English communication skills, both verbal and written.

MATHEMATICAL SKILLS: Ability to work with mathematical concepts such as fractions, percentages, ratios, and proportions.

REASONING ABILITY: Ability to solve practical problems and interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
