With the help of Latitude’s drone photography and 3D imaging powered by Matterport, its clients can now offer bird’s eye views, and immersive online virtual tours of their properties on computers, smartphones, and tablets.
“This is something that we’re very excited to be bringing to the table,” said Kayla Patrick, marketing director at Latitude. “We’re going to be able to showcase each property in new and creative ways. There’s so much we can do from taking aerial pictures to developing custom tour videos. We can customize the marketing strategy for each property.”
Drone photography and footage offer an immediate visual impact that ground-level photos often struggle to convey. From the sky, the drone showcases the property itself but also, critically, an overview of the surrounding landscape.
“You’re not just getting a look at the property, you’re building an understanding of everything around it,” said Antony Miocic, broker & director of office group at Latitude. “You see landmarks, services, competition, all of it. If you’re near a Whole Foods, this highlights that. If you’re close to an expressway, you can see it. These photos give a real feel for what’s there, more than you get out of a map.”
Latitude does more than simply take the pictures – it builds graphics and presentations with images that take the aerial photos and highlight the different landmarks and points of interest. Miocic highlighted the benefits to land parcel listings as especially noteworthy.
“The drone is perfect for land because it’s not just the land that you want to show,” he said. “We can make a graphic with a red box showing the parcel in detail from the air.”
Matterport is a newer technology that utilizes advanced cameras to image and scan rooms in their entireties, creating a digitized version of any building to allow for 3D tours and interactive floor plans.
“We’ve built a tour of our own office and it’s basically everything short of literally stepping into it in person,” Miocic said. “It’s fantastic for turnkey spaces. The images it generates are incredibly high-quality, it lets buyers and tenants get a fantastic look at a property before they even go out there. It can turn into a massive time-saver.”
