Holladay Properties and Holladay Construction Group are moving quickly through the construction of one of their newest projects, the Diversey building. Located in Portage’s AmeriPlex at the Port business park, the Diversey is set to offer 52,900 square feet of flexible commercial/industrial space.
The Diversey already has its first tenant, Fagor Arrasate, a Spanish manufacturing company that provides metal forming equipment such as presses, cutters, and processing lines. Their operation will occupy one of the building’s six suites and includes a workshop and office space.
“I think their employee count is set to be about 25,” said Mike O’Connor, Vice President of Development & Leasing for Holladay Properties. “These are high skill jobs in engineering and technical fields. It’s a good company, looking for a location that will let them serve Indiana, Michigan, and Illinois very easily.”
Overall, O’Connor expects the Diversey building will bring around 100-120 jobs to Portage. The exact number will vary depending on what businesses decide to move in, and the flexibility of the space means that it offers something for almost any industry.
“In the front of the building, you have a lot of windows and plenty of parking, so it’s really suited for office space, showrooms, or quasi-retail space,” he said. “The northern end of the building has loading docks and grade level drive-in doors for each suite. There could be a variety of tenants in the building, some could largely be using it as warehouse space, while others might turn it into a single-story office.”
Holladay Properties puts a priority on constructing flex buildings such as the Diversey. Not only do they allow for a wide variety of businesses to join the local economy, but they also offer those businesses flexibility in how to use their new space.
“There is strong demand for this kind of space,” he said. “We can divide the remainder of the building to suit specific tenant requirements. Smaller or newer companies can grow in a building like this, while larger companies could lease all of it to configure it the way they want.”
The Diversey is set to open and welcome Fagor Arrasate into the space in May, and O’Connor noted that the conditions are right for the rest of the building to fill up quickly.
“There’s been a lot of activity in the market,” he said. “The other buildings in the AmeriPlex park are largely leased out, and the limited supply of available space is not as desirable as the new space in the Diversey building. We think the time for this is right.”
