Graniczny has been in the home development game for over 20 years. While he originally began in the Chicagoland area, he soon moved further into Indiana thanks to the welcoming community.
“We built a model home in Mokena, Illinois, but all of our clients were coming from Indiana,” Graniczny said. “People would go shopping on the weekend, stop by the model home in Mokena, and tell me that I should be building in Indiana. We ended up getting three pre-sales in Indiana and none in Illinois.”
Graniczny continued to find success until the Great Recession caused business to dry up in 2008.
“During the recession, the biggest obstacle was the unknown of what was going to happen next,” Granicnzy said. “I didn’t know if I was ever going to build another home again. To manage through that, we got into the rental business. When the recession broke, a bank reached out wanting us to sell them some lots, and that got us rolling again.”
Havyn Homes, established in 2022, is built on the principles of passion, growth, community, and humility inspired in Graniczny by his father. Graniczny and his team seek to not just build homes but to develop communities. To accomplish this, Havyn Homes works closely with each buyer to figure out their needs before work even begins on a project.
“We get all the answers we need on the front end versus trying to figure it out during the actual build,” Graniczny said. “We want to make things as pain-free as possible for the client.”

“It’s a team effort; it’s not a one-man band. We hire people who have a specialty because I know that I can’t do everything myself,” Graniczny said. “Our quality starts with our culture. Every individual that shares my passion cares about the quality as much as I do. For all of us, it’s a no-brainer to do the job right.”

The cool part is that the quality and the craftsmanship isn’t going to change.”
